Japan Rent Initial Cost Checklist

Check common Japan rental move-in costs such as deposit, key money, agency fee, advance rent, management fee, guarantor company fee, fire insurance, and lock change before applying.

Break down the core costs

Confirm whether the deposit is refundable and what cleaning, repair, or unpaid charges may be deducted.
Check whether key money is non-refundable and compare whether similar nearby listings have lower or no key money.
Check whether the agency fee is half a month, one month, or another amount, and whether tax is included.

Separate one-time and monthly costs

Separate advance rent, prorated rent, management fee, and common service fee so the first month is not misread.
Check whether the guarantor company fee is a one-time initial fee or also renews yearly or monthly.
Confirm whether fire insurance, lock change, disinfection, or cleaning fees are required and ask for them in the itemized estimate.

Ask before applying

Ask whether application money, holding fees, or deposits are refundable and when they are not.
Confirm the total initial cost, payment deadline, payment method, and whether card payment or Japanese bank transfer is required.
If terms are explained only verbally, ask for an email or written itemization to avoid misunderstandings later.

Decide whether the move-in cost is manageable

Estimate initial costs, moving costs, furniture/appliances, and first-month living costs separately instead of looking only at rent.
If the move-in cost nearly reaches your cash limit, compare no-key-money, furnished, or lower-upfront-cost options first.
Keep emergency cash before signing so daily supplies or administrative costs do not become stressful right after moving in.
